1. What is the minimum tenancy term?

Our tenancies are all advertised based on a 12 month tenancy term.  After that you will be offered the option to renew.

Unfortunately, we do not offer break clauses.

If a tenancy term shorter than 12 months is required then this is considered a short stay and a higher rent will apply.

All tenancies are Assured Shorthold Tenancy contracts

2. Who can stay at the property?

Some of our studios and 1 bed apartments are only suitable for single occupation only and some are suitable for single occupants or couples. This will be stated in the property advertisement listing. Please note that we cannot accommadate couples in studios or 1 beds, which are for single occupation only.

We do not accept people under the age of 18 in our studios or one bedroom apartments.

All tenants need to be working professionals. 

We only accept full-time students (with UK based guarantors). 

No pets are allowed at any of our properties.

3. Smoking policy?

No smoking is allowed inside any of our properties. This includes vaping and e-ciggerettes.

4. Television License?

Regardless of whether a television is provided or not, the tenant is responsible for arranging their own television license if they require one.

5. Furniture? Can I bring my own? Can you take something away?

All our properties are fully furnished. You are welcome to supplement what we provide with your own furniture. Please note, we are unable to remove furniture items, provide the flat unfurnished or partially furnished.

6. How soon can I move in?

If you see a vacant property then we need you to move in no later than 14 days from the time you see it. This is because we cannot leave the property vacant for a long period when there are many tenants looking to move in within a much shorter time horizon.

If the property you are interested in is occupied, you will need to move in within 2 days of the time the property becomes vacant.

7. Who maintains the properties and how is maintenance handled?

At Fab Lets we have our own in house maintenance team to deal with requests quickly and efficiently. 

You will be given access to an app to download to your pone so you can report maintenance requests, check progress and view any of your tenancy documents.

8. I want to reserve a property. What Next?

Great news. 

To reserve a property we will ask you to put down a reservation deposit equivalent to 1 weeks rent. {Please note, we can only take payments by debit or credit card or bank transfer}. Once we take a reservation deposit, the place is yours subject to satisfactory referencing.

Once we have your reservation form and payment from you, then the property is yours pending satisfactory referencing. If you do not pass referencing, your reservation fee will be refunded. Full terms, conditions are on the form. 

Reservation and Referencing

Once you have decided on a property, you need to Reserve it. Please keep in mind that we continue to show prospective tenants to view properties until have placed your reservation deposit AND uploaded your Identification and last 6 months bank statements for referencing.

Reserve A Property

To reserve a property, complete the form below and make payment by card for the reservation fee equivalent to 1 weeks rent. Please ensure you provide names of all tenants who will reside at the property.

Upload ID Documents

Each tenant will need to be referenced and submit their identification and bank statements using the form below. Ideally your scanned documents should be in PDF format (although other formats are also acceptable). Please ensure that all scans are clear and readable.
